Maximum costs for service charge settlement
Description
As of release 4.5A you can maintain the value for maximum costs per service charge key and condition type on the rental agreement. The tenant is required to pay costs up to the maximum value in the service charge settlement; the remaining amount is posted to the respective account of the rental unit as owner share reduction (OSR).
The maximum costs value is maintained in the settlement participation of the rental agreement, depending on the service charge key and condition type.
Examples
A non-opting rental agreement has the following settlement participation:

Costs of USD 800 have been incurred on service charge key 500 of the rental agreement resulting from the service charge settlement, with an additional USD 120 for tax. The value for maximum costs on service charge key 500 was set at USD 200; consequently the costs incurred on this rental agreement are reduced from 920 - 200 = USD 720. The rental agreement does not opt for tax, so the settlement result is as follows:

If the rental agreement had opted, the tenant would have incurred USD 200 net and the owner DM 720.
For condition type 23, USD 100 have been incurred on service charge key 600 and USD 50 on service charge key 900. Since the maximum value for the condition type in this example is USD 120, further reductions have to be made. Total costs of USD 150 have been incurred on the two service charge keys, 150 - 120 = 30; thus the costs have to be reduced further by USD 30. Distributing the costs evenly results in:

Tax is treated accordingly.
When checking the maximum costs, the most current value within the settlement period is used as a base. If different values for "maximum costs condition types" have been maintained for service charge keys of the same condition type, the value with the highest amount is used as a basis to compare the costs actually incurred.
