In this Customizing activity, you define fixtures and fittings characteristics for your rental objects for rent adjustment calculation.

You can assign the fixtures and fittings characteristics to a representative list of rents in the Customizing activity Define Representative List of Rents.

You make the settings as follows:

  • Define all required fixtures and fittings characteristics
  • For each fixtures and fittings characteristic, specify the rental objects on which the characteristic is visible
    You can then process these fixtures and fittings characteristics on the rental object by choosing the Fixtures/Fittings tab page.
  • Define for each fixtures and fittings characteristic that it is relevant for the representative list of rents, that is, whether it should be included in the rent adjustment according to the representative list of rents
  • Define for each fixtures and fittings characteristic that you want to maintain the number of points with decimal places manually in the master data of rental objects
  • You can define that a specific fixtures and fittings characteristic should only be visible for objects of this category (derived from the usage type of the rental object) using the usage category. If you do not enter anything here, the fixtures and fittings characteristic can be selected regardless of the usage type of the rental object.
  • Define a fixtures and fittings characteristic that stores the extra points for rental objects located in highly-populated cities
Also, if you want to reduce the maximum number of extra points allowed, define a characteristic for the delta value in this Customizing activity.
  • Select the fixtures and fittings characteristics whose recorded data you want to include in the total area calculation
The total area is used to calculate the value of the rental object per square meter.
  • Assign rounding categories to each characteristic to specify the rounding rules for the number of points
  • Select the flag for Surcharge to indicate that a surcharge applies to this characteristic. The surcharge is 35% of the total Wet waardering Onroerende Zaken (WOZ) points calculated during rent adjustment.
